This property is being sold as is with out any warranties. All dimensions and descriptions are approximate and while believed to be correct are not guaranteed.
All potential buyers should inspect the property and review the pertinent documents, as each bidder responsible for evaluation of the property and shall not rely on the owner, Orr Auctioneers nor any of its employees.
All potential bidders must register with Orr Auctioneers prior to the bidding portion of this Real Estate Auction. Written starting bids may be submitted prior to the start of the Auction.
Orr Auctioneers shall determine auction order and reserve the right to sell the property in the manner they feel will result in the highest return for their seller.
The successful bidder of each property shall be determined by competitive bidding. Should any dispute arise between bidders the Auctioneers shall reserve the right to make the final decision or re-offer the property at their discretion. All decisions shall be final.
The successful bidder of the parcel will be required to sign a purchase contract immediately concluding the auction. Earnest money deposits must also be paid day of auction for each parcel when the winning bid is awarded.
Purchasers who are unable to close because of insufficient funds will be in default and the earnest money deposit will be forfeited. This sale is not subject to purchaser financing. This property will be sold and transferred by legal description as the North ½ of Section 32-142N-68W less parcel containing farmstead in SE corner of property and the NW ¼ of SE ¼ of section 32-142N-68W, Strong Township, Stutsman County. This property will not be surveyed by the sellers with the exception of the farmstead.
New purchaser shall receive any and all future CRP payments.
2009 Real Estate tax’s shall be paid by the seller. All future tax’s shall be paid by new buyers.
Possession shall be at closing upon execution of deed transfer. Closing shall take place on or before November 23rd, 2009 unless agreed upon by buyer, seller and Orr Auctioneers Inc.
The seller will transfer all remaining Mineral and gravel rights.
